UPDATED ROOF TILE UNDERLAY BULLETIN FROM THE BBA – AND NEW FORMAT CERTIFICATES

The BBA has updated its first Information Bulletin, giving guidance on the use of roof tile underlays in new-build construction.

Some controversy exists in this area, with some membrane manufacturers claiming that no additional ventilation is required in a roof beyond using their material.

Whilst this can be proven to be the case with the high-performance roof underlays, the high volumes of water still used in construction can place great strains on any underlay during the drying-out phase of construction, just before handover to the occupants of the new home. To help mitigate risks of condensation at this point the BBA Information Bulletin recommends:

  • sealing gaps in ceilings with particular attention being paid to edge gaps, light fittings and pipe penetrations
  • using recessed light fittings that comply with BS EN 60598-2.2 : 1997
  • sealing the head of all cavities in external separating and partition walls to prevent the transfer of warm constructional moisture into the loft
  • ensuring sufficient weathertightness so that precipitation does not add to the drying load
  • allowing sufficient drying time, for example at least a week of heating and ventilating of the building living spaces, before handover
  • keeping the loft hatch closed during the drying time and at all other times, when practicable
  • providing ventilation direct to the outside by opening doors and windows
  • avoiding the use of moisture-generating space heaters

The BBA has also introduced a new format for its Certificates with roof tile underlays as the first product sector chosen for the initiative.

The new Certificates are single-column format making it easier to read them on-screen, the predominant method of viewing BBA Certificates (and many other documents) nowadays.

Each Certificate has a summary of the Key Factors Assessed and for a roof tile underlay these will include condensation risk, wind loading, weathertightness, strength and durability.

Each of the new Certificates quotes the BBA’s UKAS Accredited Certification number 112, proving that, in the same way that it makes demands of the manufacturers who seek or hold BBA approval, the BBA is prepared to submit itself to regular audit of its processes and procedures by UKAS.


BBA APPROVES MORE ICOPAL PRODUCTS

The British Board of Agrément has yet again approved another Icopal product. The BBA has already approved numerous roofing products for the building membranes company holding approval on its range of bitumen waterproofing, DPC systems and tanking membranes as well as a range of Certificates for its under-tile linings and breather membranes.

The latest Agrément Certificate (07/4409) covers the company’s high-performance torch-on products and includes the Profiles range (Vapour Vent XL, Vent XL, XL Sand and XL Mineral), Total Torch Vapour control and dispersion layers, Tecnatorch, and Olympic Thermaweld mineral cap sheets, as well as standard and premium torch-on underlays.

The company’s flagship FireSmart range is also featured, with Profiles XL, Tecnatorch, Infinity and Olympic Thermaweld cap sheets winning Certification under the this particular brand.

Icopal product and market development manager Owen Balaam said: ‘BBA approval is of vital importance to us. It’s not enough these days to just innovate unique products. They also require the stamp of approval from the industry’s leading regulators to reassure their specifiers.’


LABC TECHNICAL GROUP MEETING AT BBA

LABC Technical Group in the BBA’s Thermal Testing Laboratory

Building Control representatives from authorities throughout the country came to listen to a presentation by the BBA’s Jon Denyer, Head of Scientific Services, on our work in testing and assessment of insulating materials, particularly multi-foils.

Following the presentation, members discussed the various points raised, including the results of some recent tests carried out on multi-foils. The knowledge of the Forum members was impressive said Jon Denyer ‘thermal insulation can be a complex area but they had an excellent grasp of the concept’.

Group members were then shown around the BBA’s Thermal Testing Laboratory, with particular interest focused on the two guarded Hot Boxes, especially Hot Box 1, with its ability to be tilted to reproduce roof slopes, allowing testing of roof insulation systems in the plane which they will be installed. Steve Driscoll Group Manager Building Control of Southend on Sea Borough Council commented ‘we welcomed the opportunity to have an update on the latest position on multi-foils from the BBA and were impressed with the testing facilities’.
